West Elevation. View looking towards Scotland Street.
Proposals include the internal + external alterations of 1st floor and Ground Floor and 1st floor. Internally: to convert to a one-bed apartment and two 2-bed apartments (inclusive of repair works); Externally: extend height of upper floor wall head by 450mm, raising roof marginally, partially close up the entrance on east elevation, replace broken + boarded up windows, add 4 windows (3 dormers & 1 at Ground Floor apartment) + 4 skylights (inclusive of repair works).
The design is similar in nature to adjacent properties. It adopts a simple approach using predominantly traditional materials for the fabric and some modern materials at the openings. The finished development shall be realised with precision and restraint informed by traditional architectural traditions to create the new dormer windows, rooflights and windows. The design approach utilises the existing footprint to create a plan and uses the existing openings to create windows as shown on the current proposals. Three additional dormer windows are required on the upper floor above the gable end and east wall to provide light and air to the proposed living space and bedrooms proposed on the upper floor two-bed apartment.
Approach to the site is off Scotland Street
